Geographical location

Sunrise Valley development is centered on the 156 ha Sauletekio (Sunrise) Campus in Vilnius(5 km from the city centre, 12 km from the airport). The territory of 2.4 ha designated for Sunrise Valley constitutes university campus reserve (in total - 62 hectares) in the immediate neighbourhood to the laboratories, research centres, institutes and auditoriums of Vilnius University and Vilnius Gediminas Technical University.
This prestigiuos district of Vilnius is already fully integrated into the city life and represents dynamic, multifunctional environment.
The area is supported by adequate communications and transportation, surrounded by student campus, sport and recreational facilities and private housing.


Development territory

Territorial area: 2.4 hectares (two land plots of 0.6 and 1.8 ha) have been allocated for thedevelopment of new business support infrastructure

Legal status of the property: land own by project developer public Enterprise Sunrise Valley on gratuitous lease base

Infrastructure status: excellent public transportation system, large reserve of existing engineering infrstructure

Building potential: 80% (up to 50.000 sq m)

Permitted height: up to ten storeys

Investment environment: The site reserved for cluster development covers an area of 62 hectares. In October 2008 first building (6300 sq. m) of Science and Technology park was opened for hi-tech companies including incubator for spin-offs. New leisure, sport and commercial facilities are also planned to be developed in the medium term.


Phased development

It is planned that Sunrise Valley will be developed in phases over a 10-20 year timespan inorder to provide high-quality sites and premises that are suitable for technology driven businesses creating high value, combining physical infrastructure with the provision of a range of specialist support services – business incubation, risk capital financing, R&D, product development and entrepreneurship education.


In Sunrise Valley is home for: 

  • Vilnius University and Vilnius Gediminas Technical University faculties;
  • Science and technology park;
  • Business incubator;
  • Joint center for Life sciences (planned in 2015)
  • National center for Physical and technology sciences (planned in 2014);
  • National center for Scientific communication;
  • Recreation and commercial zones (conference facilities, hotels, sport center, library, etc.)
